Project and Resource Management is Key

Project management is the process of planning, organizing, and overseeing a project from start to finish. It involves using skills, knowledge, tools, and techniques to achieve project objectives within a defined time, budget, and resource constraints.

We establish expectations early and do not rest until we deliver the scope of work. We coordinate with our reliable network of contractors and building departments to ensure code compliance. We deliver well-crafted solutions that meet or exceed expectations and regulations in a timely and cost-effective manner.

What You Can Expect

INITIATION

  • Site visit and Consultation: onsite visit to the job location to discuss the scope of work and project plans.

PLANNING

  • Project Brief: property owner submits a completed document that summarizes the project and provides signed authorizations to move forward as needed.
  • Two-Part Estimating
    1. Labor: estimated costs for contractor and subcontractor labor based on scope of work; and
    2. Materials: estimated costs for materials based on scope of work provided, for budgetary purposes only. All expenses will be billed at 100% without markup based on the signed payment schedule. Detailed material estimates available upon request upon approval of labor estimate.
  • Form of Agreement and Authorizations: A signed form of agreement with a statement of work required before work commences and materials are ordered.
  • Funding and Payment Plans: establish a milestone payment plan and proof of funding and/or financing.

EXECUTION

  • Construction Management and Execution: building out the project based on the statement of work and change orders.

MONITOR AND CONTROL

  • Inspections: internal and building code inspections to ensure quality and safety standards are met.
  • Approval: site walkthrough with property owner to address any comments, questions or concerns once the work is complete. Signed Contract Completion Statement and Initiation of Workmanship Guarantee required upon approval.

CLOSURE

  • Invoicing: Itemized bill delivered to property owner based on pre-established milestone payment plan.
